A USDA loan is a zero-down mortgage guaranteed by the U.S. Department of Agriculture's Rural Development program. It covers rural and many suburban communities, including plenty of spots closer to town than people expect.

Zero down, with a catch or two

The draw is obvious. No down payment, which few loan types allow. In exchange, USDA charges a guarantee fee: an upfront amount plus a smaller annual one. That fee usually runs lower than the mortgage insurance on comparable low-down-payment loans.

Eligibility: location and income

The property has to sit inside a USDA-eligible area, and your household income has to fall under the limit for your county and household size. The USDA sets the maps and the limits, and they change over time, so confirm your eligibility with Gene rather than guessing.
